Materials and supplies are typically furnished by Cianci Construction through our network of vetted vendors and suppliers. We also coordinate with specialty suppliers and fabricators as needed to fulfill custom design intent and client selections.
Due to the bespoke nature of many projects, we often source certain materials from outside the State of Florida to meet quality and design specifications.

What is a Budget Estimate?

It is intended to establish a realistic financial framework to support early decision making and aligning the design with your investment goals. While NOT a final bid, it serves as a working guide to move forward with confidence into final design for permitting for purchasing and buyout.
Key Features of a Budget Estimate:
- High-level cost breakdown (e.g., site work, structure, finishes, systems)
- Based on initial plans, sketches, or scope of work
- Includes allowances for materials, labor, subcontractors, overhead, and contingency
- Typically, accurate within ranges based upon level of drawings / information completeness.
- Used to evaluate feasibility, align design with budget, and guide next steps
When do you use it?:
- Early in the planning or design phase
- Before final architectural plans or permit drawings are available
- To set expectations with clients, architects, and lenders
Business Practices
Cianci Construction follows a progress billing structure based on percentage of work completed.
- Monthly Billings: Invoices are issued at the beginning of each month for work completed during the prior month or billing period.
- Deposits for Long-Lead Items: If a deposit is required to secure materials with extended lead times, it will be billed in advance. Deposits are only applied to materials, not labor.
What We Don’t Do:
- We do not bill based on predetermined amounts or percentages unrelated to completed work.
- We do not include labor costs in material deposit billings.
- We never bill for labor in advance of the work being performed.
This approach protects our clients and maintains transparency and accountability throughout the project.
Yes, we do charge for estimates. Due to the nature of our work—typically involving large-scale, custom, and high-end projects such as:

The estimating Pre-Construction Consultation process requires significant time and expertise. Our fee covers:

We charge an hourly rate with a projected total and often apply that fee as a credit toward the construction contract if you proceed with Cianci Construction.

Do we charge a fixed fee or a percentage of the total cost?
We typically charge a fixed percentage of the total construction cost. We discuss this upfront during the proposal phase and clearly outline it in the contract.
How does this affect change orders or scope adjustments?
Because this model is flexible, we incorporate scope changes with client approval and transparently add the associated costs without renegotiating a lump-sum price.

License and Insurance
Insurance & Licensing Requirements
Cianci Construction maintains active General Liability (GL) Insurance and Workers Compensation (WC) Insurance. For every project, a Certificate of Insurance (COI) is provided to the property owner and required from all subcontractors and vendors as part of their contracts.
Permit Requirements in Florida:
To obtain a building permit in the State of Florida, General Contractors must be registered with the local municipality and provide:
